Booking Terms & Conditions
- Prices are per person per night for Bed and full English Breakfast.
- Special diets catered for.
- Your room will usually be available from 4pm – 6pm, earlier or later by arrangement, and should be vacated by 10am on day of departure, but do contact us if you would like to make alternative arrangements and we will do our best to help.
We require a deposit of one night’s accommodation value payable by card over the phone. Single night’s accommodation to be paid for before arrival. Longer stays or multiple room bookings a deposit of one night’s accommodation value will be required as a non-refundable deposit.
We reserve the right to charge the full cost of the booked accommodation should the reservation be cancelled and we are unable to re-let the room or if holiday is curtailed early.
- It is advisable to take out Holiday Insurance Cover.
- Sorry we do not accept pets or payment by cheque.
- Any damage or breakages are to be paid for before departure.
Arrival days are usually Friday. Homer will be available for you at 4 p.m. to commence your holiday. Please do not arrive early unless by prior arrangement. Departure time is 10 a.m.
Homer will be thoroughly cleaned between lettings, however time is limited the house and its contents must be left clean and tidy on departure.
All breakage’s must be reported and paid for. all available furniture, fittings and effects in or on the holiday accommodation must be left in the same state of repair and condition as at the commencement of the holiday.

When a booking has been confirmed, the hirer becomes liable for the total holiday cost with any balance outstanding due 6 weeks before the holiday start date. It is the hirer’s responsibility to ensure that any balance is paid at least 6 weeks prior to the holiday start date, failing which deposits will be forfeited and the holiday offered for re-sale. The hirer will still remain liable for the balance of the holiday if a re-sale is not effected. While every effort will be made by us to re-sell cancelled holidays, we strongly recommend cancellation insurance be taken out to cover this liability.
Whilst all bookings are accepted in good faith by the owners, in the extremely unlikely event of any occurrence making it necessary to cancel the booking, the owners liability shall be limited to the immediate return of any money paid.
Only the number of persons stated in the brochure/ web site are allowed per cottage unless by prior arrangement. The Hirer’s rights to occupy the cottage may be forfeited without compensation if more people take up occupation, overnight guests are entertained without permission, or any activity is undertaken which may cause unreasonable damage, noise or disturbance.
Travel insurance and any other insurance are the responsibility of the hirer. The use of all amenities is entirely at the hirer’s risk and no responsibility can be accepted for injury or loss or damage to the hirer’s belongings or damage to any car or its contents.
Bed linen is provided (except cot linen) plus 2 tea towels. Towels are only provided by prior arrangement at a charge of £5 per set of 1 bath and 2 hand towels per week.
